We are looking for a Senior Property Accountant of Lease Administration to manage the accuracy of expense recoveries and tenant billings across S2’s industrial portfolio. The ideal candidate is collaborative, detail-oriented, and an absolute stickler for accuracy.

RESPONSIBILITIES:

  • Review and validate monthly financial statements for all properties, ensuring expenses are properly classified and allocated per lease terms and chart of accounts.
  • Identify and correct discrepancies in GL coding, accruals, and recoverable vs. non-recoverable expenses.
  • Track monthly recoverable expenses and tenant billings for accuracy.
  • Collaborate with Property Managers and Property Accountants to resolve variances or unusual fluctuations.
  • Complete move-out reconciliations for operating expenses; issue accurate final billings or credits.
  • Review lease abstracts and interpret expense recovery clauses to calculate tenant obligations.
  • Communicate reconciliation results to Property Managers and tenants.
  • Conduct a mid-year review of recoverable expenses and tenant estimates; adjust charges as needed.
  • Lead annual reconciliation process for CAM, insurance, and real estate taxes across assigned portfolio.
  • Prepare detailed reconciliation schedules, calculate tenant share percentages, and produce tenant-level statements.
  • Coordinate with Property Managers, Property Accountants, and Leasing teams to confirm tenant data and occupancy changes.
  • Respond to tenant questions or disputes regarding reconciliation calculations.
  • Develop and implement standardized reconciliation templates and processes.
  • Provide variance analysis and reporting to senior management.
  • Identify opportunities for cost recovery and efficiency improvements.
  • Maintain organized reconciliation files for audit and reference.

REQUIREMENTS

  • Bachelor’s degree in Accounting, Finance, or related field.
  • 3 to 5 years of property accounting experience, preferably in commercial real estate.
  • Strong understanding of CAM, insurance, and tax reconciliations.
  • Proficiency in Yardi or similar property management/accounting software.
  • Detail-oriented with strong analytical and problem-solving skills.
  • Ability to interpret lease language and expense recovery clauses.
  • Excellent communication and collaboration skills.
