We began by managing our own properties and refining a system built for performance. As other owners recognized the advantage of our approach, we expanded to offer full-service property management services to key partners. Today, we oversee nearly 8 million square feet of industrial real estate, ranging from multi-tenant small-bay properties to large-format warehouses and logistics facilities, delivering operational excellence at scale.

Through Fort Management’s operating system & Yardi’s Commercial Café platform, we’ve streamline tenant communications and payments to materially improve rent collection. As of November 2025, 97% of our tenants make rent payments online, and in 2024, we collected 96.99% of rent across our portfolio.

At Fort Management, we believe tenant experience drives portfolio value. We help drive increased occupancy and consistent renewals through proactive collaboration with leasing brokers and high-touch, white-glove service.

Through our communication channels, tenants have direct, on-demand support from our team of experienced Property Managers. This increases tenant satisfaction and strengthens long-term leasing stability to drive NOI growth.

Unlike traditional outsourced models, we offer in-house construction and maintenance for faster issue resolution and superior quality. Our seasoned team oversees all aspects of an asset’s construction needs, from tenant buildouts to large-scale renovations and capital projects, with an emphasis on quality execution and on-time delivery. This hands-on approach allows us to proactively control expenses while delivering first-rate construction management.
